Property Actions - Bypass pre-qualification for multi-listed properties

This area allows you to enter per-property actions. Meaning that if you would like a unique action to take place based on a property address, you can do it via Property Actions.

 

The available actions will be expanded as time goes on, but for now, we'll describe its current main action.

 

Overview

In the Agent Response Email Channels dashboard, you have the ability to stop receiving Portal email notifications (e.g from Rightmove) when someone shows initial interest in a property (pre Agent Response form) by switching 'Notifications'  off for that channel. This is normally done to help prevent inboxes from becoming inundated with general enquiries, so you can concentrate on the people who are really motivated and have taken the time to complete the Agent Response form.

 

However, there will be cases where you do want to receive the initial portal lead for a specific property. This can be done using the 'Property Actions' feature, which allows you to set up exceptions for certain properties you wish to receive the original Portal notification for.

 

Where you might use this

An example where this would be useful is for multi-listed properties. As these are listed by more than one agency, time is of the essence for responding to these Letting leads. In cases like this, you can use your discretion to manually process the initial portal lead, rather than have them complete the Agent Response form, allowing you to capitalise on your ability to let the listing as soon as possible.

How to set up

'Property Actions' is a feature in Agent Response that lets you perform tasks depending on the enquired property. To set up a property action, first, select an office within your Agent Response dashboard and then select the ‘Property Actions' tab.

Click ‘Add’ to set up your first property action. For the property name, you can either put in the exact address as it’s listed in your portal listings (e.g. in Rightmove) or you can specify the postcode to cover an area.  Please remember:  The system will match based on what you type into this area.  So if you were to only use the postcode ALL properties with that postcode would trigger this action. However, if you use the full address (matching the Portal) only a property with that same full address would trigger the action.

Property actions can also be edited and deleted. We also plan on adding more customisable options for properties in the future.
